International property and construction consultancy, Gleeds, has recently begun work as project and cost manager to Seven Capital’s £34 million Landsdowne House development. Located at 2 Hagley Road in Edgbaston, Birmingham, the scheme will be one of the first major private rented sector developments for the city.
Once complete, the project will comprise a total of 206 one, two and three bedroom luxury apartments of up to 1,000sq ft in size set over 16 floors. The ground floor reception area has been designed to resemble a hotel-style lobby with relaxed seating and a modern concierge desk, while the lower ground floors will feature a gym and café.
In addition to the residential accommodation, the striking development will also include provision for a two storey, 77-space car park and landscaped recreation grounds to the rear.
Ross Evans, director of Gleeds Birmingham said: “The new project comes at a time when Birmingham, the UK’s second largest city and the regional capital of the West Midlands, has undergone a significant physical transformation with large areas of the city being regenerated.
We have been pleased to play a significant role in helping with this rejuvenation, and in spite of challenges, the population and the local economy will expand at healthy rates over the next five years”.
Ross went on to add: “Enhanced employment rates and rising salaries have improved aspirations with regard to housing, people are really looking for quality in rental properties. There is unprecedented demand for private rented accommodation in the area and Landsdowne House is set to deliver excellent housing with its own unique identity”.
Works are expected to take a little over two years, with completion scheduled for February 2019.
