Leading mechanical and electrical building services specialist J S Wright has secured a contract worth more than £6.5m to equip a new flagship housing scheme in East London.
The company, which is based in Birmingham and has offices in London and Bristol, will manufacture, supply and install all the mechanical services for the 300-home scheme at 97 Lea Bridge Road in Leyton.
The development is being delivered in a joint venture between housebuilder Hill and one of the largest housing providers Peabody.
J S Wright has already been awarded the contract by Hill for the design of the mechanical services for the £100m residential-led scheme, which includes 62 affordable properties.
Designed by Pollard Thomas Edwards Architects, the development comprises nine residential blocks of up to 18 storeys set around a landscaped central courtyard with 21,000 sq ft of ground floor commercial space and a gym.
Regarded as a major advance in the regeneration of a former light industrial area, the scheme follows the re-opening in 2016 of Lea Bridge Railway Station.
J S Wright will supply and install energy efficient underfloor heating systems within all the apartments connected through a low pressure hot water feed to a centralised energy centre producing combined heat and power.
The company will also install heat interface units within each apartment to act as a bridge to deliver low pressure instant domestic hot water on demand as well as hot water to the underfloor heating systems at low return temperatures.
It will also install a cold-water booster set and tank room with connected piping for cold water distribution to all the properties, an eco-friendly internal rainwater system, and wet risers to support a residential sprinkler system.
J S Wright will also reduce building energy costs by installing an energy saving mechanical ventilation heat recovery system, which will extract stale air from apartments and replace it with fresh incoming air heated by the outgoing air.
Work will start on site in June 2018 with completion scheduled for June 2019.
The contract follows the recent award by Hill of a £1.4m contract to J S Wright to fit out all 66 new homes at The Reach in West Thamesmead, another project being developed with Peabody.
With J S Wright now working on site at four other Hill schemes, 97 Lea Bridge Road will bring to almost 1,500 the number of new London homes that it has been commissioned to equip by the developer since the start of last year.
Marcus Aniol, Managing Director of J S Wright, said: “We are delighted to have been asked to continue to deliver much-needed energy efficient new homes in London through our growing pipeline of prestigious projects.”
Founded in Birmingham in 1890, J S Wright specialises in the design and installation of mechanical and electrical (M&E) services for the hotel, residential, social housing, student accommodation, leisure and commercial sectors.
The company was voted one of the UK’s Top Ten Specialist Contractors to Work For in the 2016 Construction Enquirer Awards and is shortlisted for this year’s H&V News Building Services Contractor of the Year Award.
