National property maintenance solutions company, Novus Property Solutions has completed a multi-million pound refurbishment at the Michelin tyre plant in Stoke-on-Trent.
The £4.7 million project, which is part of the company’s long-term £12 million investment programme, involved refurbishing two industrial buildings at the plant and was co-ordinated by Novus’ Stoke-on-Trent office, taking just 32 weeks to complete.
The whole project was carefully planned and executed by Novus, with the team working closely with Michelin to ensure the factory was able to continue with its daily operations and supply of products to the UK market. The operatives worked around the clock overnight and over weekends during the latter stages of the project in order to meet the agreed deadline.
As part of the project, the site’s existing warehouse building was transformed into a national state-of-the-art logistics centre, while the team also created new high quality office facilities as well as a bespoke main entrance area to the factory site.
Novus also undertook substantial works to another existing building on the site which involved the reconfiguration of the existing delivery bays, including new insulated clad dock levellers and remodelled access routing, to optimise workflow. This work was phased to allow the whole building to remain live during the building works and to minimise disruption to Michelin’s day to day activities.
The project also involved various internal works such as the installation of new sprinkler systems, fire compartmentation works, automatic smoke ventilation and energy efficient lighting designed to make the factory more sustainable and energy efficient.
Extensive work to the site’s existing fire sprinkler lagoons and two pump houses was also required, to modernise them in line with the new requirements of the newly refurbished buildings at the factory.
The team also undertook sprinkler head replacements during the refurbishment. As this was carried out in a fully live environment, it was phased to minimise disruption and carefully planned by both Novus and Michelin, so there was no impact to the logistic side of the operation at the factory.

“The delivery team, together with our key sub-contract trades, have worked tirelessly to maintain the programme and achieve the scheduled completion.”
